You are booking with a professional and reliable company. Our role is the link between the renter and an owner of a privately owned property in Tenerife. Where we fully manage the property, our service to the owners is to maintain their property to the standard they expect and to help them gain a rental income. For properties we don't manage but still act as a rental agent, we perform bi-annual inspections to ensure they have been kept up to standard by the relevant management company or Owner of the property.
All bookings are subject to agreeing to these terms and conditions.
When you make a booking as "Party Leader" you guarantee that you have the authority to accept and do accept on behalf of your party these terms and conditions. You must be at least 21 years old to make a booking with us. Most of our villas are family only villas we do not accept all male or female groups for parties, please check with us before booking the villa. Your contract will be governed by Spanish Law and is subject to the exclusive jurisdiction of the Spanish Courts at all times.
"Just Holiday Villas 4 U" are not the owners of the villa booked and reserves the right to provide personal details of the Party Leader and party members at its sole discretion.
"Just Holiday Villas 4 U" fully understands and appreciates the difficulties everyone has experienced, during 2020 & 2021, in trying to book their much-needed holiday.
The COVID19 Pandemic has caused numerous travel restrictions with varying degrees of lockdowns, all of which have affected your decisions when booking future holidays.
We are here to help with your 2023 / 2024 holiday in the sun!
If you need to cancel your holiday, the following will apply:-
24 hours from booking the villa - full refund back to your credit / debit card no questions asked.(excluding 5% admin fee)
up to 55 days before check-in - you will receive 75% refund of monies already paid (excluding 5% admin fee).
54 to 31 days before check-in - you will receive 50% refund of monies already paid (excluding 5% admin fee).
30 days or less - you will not qualify for any refund, unless you (lead client) have contracted COVID-19 prior to travel. (certificate from your doctor or the PCR test result certificate will be required). You will also not qualify for a refund if you forgot or lost your COVID Vaccination Certificate or decided not to get the PCR Test to travel or arrive in Tenerife without one. A voucher will not be issued if you cancel because you need to quarantine when returning to your home country or need a PCR test to return to your home country or to be fully vaccinated to arrive in Tenerife or at your tourist accommodation. Any refund issued will be in a form or a voucher to use either later in the year or the following year.
If Tenerife enters into a State of Alarm and closes all borders then we will issue you with a voucher to re-book the same villa later in the year booked or the next year. You will also be issued with a voucher if the UK goes back into lockdown with a travel ban on holidays abroad, the travel ban must be from the FCDO.
If you (lead client) have been diagnosed with COVID-19 and are required to isolate and therefore unable to travel on your holiday dates, we will then issue you with a voucher to re-book the same villa later in the year. (certificate from your doctor will be required)
If a voucher has been issued due to the above conditions, then this voucher can only be used to re-book the original villa for the number of days previously booked and will be subject to any price changes. If a difference in price occurs, then this will need to be paid, whilst re-booking the villa. No refunds will be offered for any unused vouchers or if the new reservation costs less than the original or if you reduce the number of days than previously booked the remaining amount can not be used for optional extras. A voucher will not be issued if you cancel because you need to quarantine when returning to your home country.

"Many of the changes of government policy surrounding the
current COVID-19 pandemic and international travel are speculated
about via social media or the press. Whilst we are happy to discuss
the options available to you based on this unofficial information,
we will not make any booking alterations until confirmation of
changes are issued via official sources. For example the GOV.UK,
your home countries government web site or the BOC for
Tenerife.
If you cancel flights, COVID-19 tests or anything else which
precludes your arrival at your holiday destination based on
unofficial sources of information, we cannot be held responsible
and you will still be liable for the cost of the
accommodation".
If booked and paid through the commercial advertisers like VRBO, TripAdvisor, Airbnb, Booking.com etc then the Cancellation Policy will be provided by the commercial advertiser that you booked through and not the Terms & Conditions here or the COVID policy we provide above.

Please note that the Booking Deposit is non-refundable after the 24 hour period. If you cancel your booking the Booking Deposit will not be returned or refunded.
Your booking is made as a consumer for the purpose of a holiday and you acknowledge that no liability can be accepted for any business losses, suffered or incurred by you.
When you book the Property with us you should complete the Booking Form and press the "Submit" button at the end.
Once the completed Booking Form and the Initial Deposit have been received and accepted by us, we will issue you with our written confirmation. The contract between us will only be formed when we send you our written confirmation and is subject to these terms and conditions. We reserve the right to refuse any booking prior to the issue of our written confirmation. If we do this, we will promptly refund any money you have paid to us.
You should carefully check the details of our written confirmation and inform us immediately of any errors or omissions.
The balance of the holiday must be received at least 55 days before the Holiday start date.
If the balance is not paid at least 55 days before the Holiday start date, Just Holiday Villas 4 U reserves the right to cancel the holiday contract. In these circumstances, the Booking deposit will not be refunded.
Payments can only be made by credit / debit card through the website, "Just Holiday Villas 4 U" reserves the right to levy an admin fee for each payment made.
If booked and paid by credit or debit card through the commercial advertisers like VRBO, TripAdvisor, Airbnb, Booking.com etc then no card charges apply. However they do charge a service fee. Cancellation Policy will be provided by the commercial advertiser that you booked through.
Arrival, key collection and property details will not be issued until your holiday has been paid for in full.
Please check your confirmation invoice, final itinerary and all other documents you receive from us, immediately on receipt. You must contact us immediately if any information appears to be incorrect as it may not be possible to make changes later. We are responsible for providing the holiday we have confirmed to you. If you cancel or alter your booking later on, you may have to pay an amendment charge. We reserve the right to refuse your booking. If we do this, we will refund any money already paid to us.
Please note that the responsibility of the property lies solely with the owner. All local taxes, rental license, insurance, urbanization, community charges, utility bills and all other ongoing charges are the responsibility of the owner. Any insurance claims arising from the use of the property should be directed to the owner.
If, after our confirmation invoice has been issued, you wish to change your travel arrangements in any way, for example your chosen departure date we will do our utmost to make these changes, but it may not always be possible. Any request for changes to be made must be in writing from the Party Leader via email and at least 55 days prior to your arrival date.
If one of your party withdraws from the holiday, someone else can take their place providing they satisfy the conditions of the original booking, and you inform us in writing at least 55 days before arrival. A new booking form will need to be completed.
If you need to amend your booking you must contact us via email, the email address is shown on our written confirmation. Amendments must be done at least 55 days prior to your arrival. This will be subject to availability. The amended dates can only be within the year booked and with the same villa booked ie, if you have booked a holiday for 2023 then the amended dates can only be in 2023. This will also be subject to any price changes. If you booked with a commercial company like VRBO, TripAdvisor, Airbnb or Booking.com then it might not be possible to move your holiday dates.
Confirmation of the changes will be sent to you via email.
You will be required to confirm your cancellation by email to the email address shown on our confirmation.

After the initial 24 hours the booking deposit is non-refundable.
If you wish to change to another Villa, then the deposit already paid cannot be refunded or transferred.
If the booking is cancelled within 55 days of the arrival date or when the balance has been paid, then the entire rental fee will be forfeit.
If you need to cancel your holiday after arrival, then the remainder of your holiday will not be refunded.
If your booking is through Trip Advisor, VRBO or Airbnb etc then any payments made cannot be refunded.
Cancellation Insurance is not compulsory but is strongly recommended to protect against the cancellation penalty.
Comprehensive travel insurance is highly recommended when planning a holiday. Look for a policy with "Travel Disruption Cover" to reimburse costs associated with delays and protect you against the unexpected.
Due to Coronavirus epidemic and controls by various governments and their statutory bodies, Just Holiday Villas 4 U or the owner of the villa cannot accept liabilities arising from cancellations of bookings travel arrangements and any consequential losses that may occur subsequent to these controls. We would advise that you obtain suitable travel insurance as this situation is entirely out of our control.
If for any reason your chosen property becomes unavailable, (e.g. we do not deem it to have been maintained at the appropriate standard) except for a FCDO or Lockdown rule (see above) We will offer you an alternative or the option of a full refund prior to your stay. If an alternative is offered and happens to cost more than the original, then you will have to pay the difference. Should you choose the alternative, no refunds can be given from the date of acceptance. If your chosen villa becomes available again, we have the right to move your reservation back to your original villa at the original cost.
This is reserved exclusively for the people named on the booking form and no other persons are permitted to stay at the accommodation unless this has been agreed with us in writing and appropriate payments made (if applicable).
Should you or any member of your party be responsible for any breakages, loss or damage of any item of the property or additional cleaning has been necessary, a charge will be made locally or an invoice will be sent to you on your return to the UK the invoice will include a 15% admin fee plus IGIC.
"Just Holiday Villas 4 U" reserves the right to deduct any charges from the Breakages deposit plus a 15% admin fee.
Holiday insurance is the sole responsibility of each individual party member. Just Holiday Villas 4 U accepts no liability for loss, damage, personal injury or the cost of medical or other treatment.
We also accept no liability for lost or stolen passports, missed flights etc
You agree to ensure that each member of your party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage).
Please be aware that it is your obligation to travel safely and responsibly while also adhering to the latest government guidelines. Full details can be found on Gov.uk.
Government regulations on COVID-19 change frequently. Before you travel, you need to ensure you have checked and understood the relevant regulations applicable to you, your location, your destination and the make-up of your party as it is your responsibility to comply.
We both acknowledge the ongoing COVID-19 global crisis and accept our obligations to comply with any official guidance from governments or local authorities, both in the UK and whilst on holiday.
Please note that we will have no liability for any refunds, compensation, costs, expenses or other losses of any kind incurred by you (including, where applicable, the cost of medical treatment), in the following circumstances:
You also acknowledge that the companies providing your holiday, including airlines, excursion providers, will need to comply with national and/or local guidance and requirements relating to Covid-19, and have implemented certain measures as a result. This will likely include specific requirements regarding personal protective equipment, such as use of face-masks by staff (and you will be required to wear a face-mask as well), social distancing, maximum number restrictions on the use of certain facilities, designated alternative entrance and exit routes, mandatory hand sanitisation, limited entertainment options and limited food/drink availability. We do not expect these measures to have a significant impact on your enjoyment of the holiday and all measures will be taken with the purpose of securing your safety and those around you.
Unless you tell us otherwise, we are entitled to assume that all members of your party are British citizens who hold or will hold full British passports valid for the entire duration of the arrangements you chose to purchase. Information on visa, passport and health requirements, where given and applicable, is so given on this basis. Requirements may change and you are therefore strongly recommended to check the up to date position with the supplier of the arrangements, Passport Office, appropriate embassy or consulate or your doctor as applicable in good time before departure.
Article 8.2 of the Canary Islands Holiday Dwellings Regulations, approved by Decree 113/2015, of 22 May, includes the obligation of owners and operators of holiday accommodations to send information to the General Police Directorate regarding the guests staying at their property. The publication in the BOE of Royal Decree 933/2021, of 26 October, establishes that all people over fourteen years of age who use the holiday accommodation must fill in and sign the entry forms, in accordance with the system and model established. In the case of guests under fourteen years of age, their details shall be provided by the person of legal age who accompanies them. Prior to the commencement of the activity and in accordance with the procedure, the obligated parties have to notify the competent authorities of the guest data. This communication has to be made immediately, and in any case within a period not exceeding 24 hours, respectively, from the following moments: a) When the reservation is made or the contract is formalised or, where appropriate, cancelled, b) At the start of the services.
It is not allowed to occupy the booked holiday accommodation with a number of guests exceeding the maximum number of guests offered or allowed. All guests must comply with the rules and regulations of the holiday accommodation. If a person who is not registered as a guest wishes to spend the night at the holiday accommodation, this must be communicated and approved, and will be subject to an extra fee. At all times the guest must respect the sanitary measures and the maximum occupancy established by the Government, and especially the one that mentions the absolute prohibition of any type of social gathering/celebration inside the accommodation, as well as in the exterior annexes to the same.
Just Holiday Villas 4 U is not liable for loss, damage, injury or death caused by an event or circumstances beyond its reasonable control including, without limitation, acts of God, governmental actions, war or national emergency, acts of terrorism, protests, riot, civil commotion, fire, explosion, flood, epidemic, lock-outs, strikes or other labour disputes, or restraints or delays affecting carriers. Just Holiday Villas 4 U will not accept liability if illness, injury or death is the fault of the Party Leader or any party member.
Just Holiday Villas 4 U liability shall not in any event exceed the total holiday price.
You can go straight to your accommodation when your flight has landed on the arrival date of your holiday unless you receive an email with a new arrival time, this would only be done if the customers prior to you are leaving at 10am and you have an early flight in. The new arrival time will be 4pm. You must leave by 10am on the Departure Date unless you have made prior arrangements to stay on until your flight check in time.
(Note this is only possible if the Villa is available the next day and agreed in advance)
If your arrival will be delayed, you must contact the person whose details are given on our directions so that alternative arrangements can be made. If you fail to do so you may not be able to gain access to the Property. If you fail to arrive by midday on the day after the Arrival Date and you do not advise the contact of your anticipated late arrival we will treat the booking as having been cancelled by you.
All information contained within our website has been compiled from up-to date information, which we amend as frequently as possible with any changes. However, there may be occasions when the advertised property is not as advertised, due to modification. Such situations may be due to local circumstances, necessity for maintenance, water shortages, unsuitable weather conditions, fuel shortages, power cuts and other circumstances beyond our control. If we are advised of this, we will notify you as soon as possible, but we cannot be held liable for circumstances beyond our control. It is also important to remember that depending on the season, some restaurants, communal pools, water sports and water parks do not operate at all times.
If you have booked one of our properties through another website or booking agent, then any discrepancy must be taken up with that website company or booking agent.
Just Holiday Villas 4 U will not accept liability for other websites, social media or other booking agents.
From time to time, building work and the associated noise is unavoidable in residential areas. We do not control such work and we do not receive advance notification of when such work will commence. We will try to notify you of any building work that may affect your holiday. However, we will not offer compensation.
We are also not responsible for any other noise factors that may inconvenience you - examples of this could be, noisy people within the complex or area, main roads, nearby bars and restaurants, low flying aircraft.
INTERNET
We are one of the few operators to provide free superfast WiFi in all of our properties. Access to WiFi is free of charge. We cannot guarantee that the WiFi service will be continuous and uninterrupted as this is outside our control.
TV
TV is available in most languages in the world.
We cannot guarantee that the TV service or catch up TV will be continuous and uninterrupted as this is outside our control.
No compensation or refunds will be paid for the internet or TV if it is not available for any reason. We will do our best to get it back online for you, however this can sometimes take several days for an engineer to call.
We want your holiday to be as enjoyable as possible, but occasionally even the best-laid plans can go wrong. In the unlikely event of there being something not to your liking whilst on holiday, we aim to resolve it as quickly and amicably as possible.
In order to resolve problems, we ask:
If you have cause for complaint whilst on holiday, this must be brought to the attention of the villa management company or Owner of the property if managed directly by the owners immediately so that action can be taken to rectify the problem. Unless there is a valid reason why you failed to report your complaint to the villa management company, Just Holiday Villas 4 U will not consider themselves to be liable for those complaints.
It is essential that you contact us if any problem arises so that it can be speedily resolved. It is often extremely difficult (and sometimes impossible) to resolve difficulties properly unless we are promptly notified. Discussion of any criticisms with us whilst you are in residence will usually enable shortcomings to be rectified straight away. In particular, complaints of a transient nature (for example, regarding the Cleanliness or Maintenance of the Property) cannot possibly be investigated unless registered whilst you are in residence.
Should the villa management company be unable to resolve the matter, details of the complaint must be notified to Just Holiday Villas 4 U in writing within 28 days of the end of your holiday. Notification of any complaints received outside this period cannot be considered. If you do not tell us about your complaint promptly, it may be difficult to investigate your complaint thoroughly.
Please note that the property is not an official tourist structure, such as an hotel, residences, etc. but a private dwelling. Being such, there is no standard or categories that are internationally recognised, indeed it reflects the architecture and furnishings, the local traditions and the personal taste of the owner. This is precisely the kind of holiday that we offer, the chance to partake in the culture of the area chosen, living for a few days in the same surroundings as an inhabitant would. We cannot however exclude the possibility that these differences can sometimes result in minor inconveniences - due to the special nature of its architecture and of traditions in the area - but which cannot be accepted as complaints. It is also important to note that with privately owned accommodation comes with different tastes, requirements and levels of comfort. This is again all part of the experience. Simply not liking the particular owners taste or level of comfort is not deemed as cause for complaint.
Just Holiday Villas 4 U can end your holiday if your behaviour or that of any party member is likely in our opinion to cause distress, damage, danger to or to annoy our other customers, employees, accommodation or anyone else. The tenant and guests are not permitted to use the property for illegal or immoral purposes. If we consider the villa is being misused for 'parties' the tenant and all the guests may be required to vacate the property. In these circumstances "Just Holiday Villas 4 U" reserve the right to refuse to complete your holiday arrangements and will not be liable for any refund, compensation or any other costs you have to pay. "Just Holiday Villas 4 U" cannot accept responsibility for the behaviour of others in your accommodation. Adults must supervise children at all times.
Children must not use the swimming pool without adult supervision.
Swimming Pools are heated free of charge in the Winter months but an optional extra in the Summer, just ask when booking the villa.
Anybody using the pool or surrounding area, do so at their own risk.
It's highly recommended that nobody should swim alone.
Neither the Management Agency nor the homeowners can be held responsible for any accidents that may occur in the pool or surrounding area.
Dust, dirt and leaves can be blown into the swimming pools and onto the pool cover, especially during the winter months or if the villa is near to the golf course. The swimming pools are cleaned and maintained on a regular basis. We will do our best to re-clean after heavy winds and rain, but this may take time because of the number of pools the companies have to clean on a weekly basis. No compensation or refunds will be paid if it is not available for use.
If a Jacuzzi Hot Tub, Sauna or Swimming Pool breaks down we will always try to have it repaired as quickly as possible. However, as the repair is normally a specialist task, and specialist contractors are often in high demand, delays may occur in returning them to working order. No compensation or refunds will be paid if it is not available for any reason.
Unless otherwise advised, pets and animals are not permitted in the accommodation.
The owner or his representative is authorised to enter the holiday rental property at any reasonable time during the rental period for the purposes of inspection and maintenance.
Guests are requested to pay a returnable deposit via Credit Card 7 days prior to your arrival if booked through "Just Holiday Villas 4 U" or "Booking.com" and will normally be refunded 7 days after departure back to your credit card.
Notwithstanding the security deposit held, the Client remains liable for the full cost of any repairs or replacements required or other losses incurred by the Owner due to accidental or negligent breakage, loss, damage or other injury to the property and/or the contents therein. The Owner and "Just Holiday Villas 4 U" have the right to deduct supplementary charges from the security deposit if the property is not vacated at the stated time or in the event of any other breach of this agreement by the Client.
Any damages amount for the repair will be plus 15% plus IGIC to cover admin fees.
If booked and paid through VRBO, Trip advisor or Airbnb then they take the security deposit with your final payment and they refund it back to you 7 days after your departure.
If the damage to the property is in excess of the breakages deposit taken we / the owner reserve the right pursue the excess value of the claim.
Cleaning
The property is cleaned throughout before the start of the rental period. On your departure, you should leave it in a reasonable state of cleanliness. The normal cleaning service is included in the price and should be sufficient to return the property to its original state.
If the property is left in such a poor state of cleanliness that the normal cleaning service proves to be insufficient, the owner is authorised to take the necessary steps to remedy the problem and charge the corresponding costs to the security deposit.
Smoking /
Vaping
All of our villas are non-smoking / vaping inside the villa, if we find evidence of smoke inside then a deep clean will need to be paid for which depending on the villa could be as much as 500 euros to wash all curtains, bedding, soft furnishings etc.
Please respect the owners property and DO NOT SMOKE inside the villa.
While you are on holiday we ask that you respect the condition of the accommodation and ensure that standards are maintained. You are on holiday and are not expected to clean the accommodation but you are required to remove any stains and replace items damaged by party members
"Just Holiday Villas 4 U" is not, and does not become, party to any contractual relationship between the Traveller and the Owner, and does not mediate between the Traveller and the Owner in the event of any dispute arising between them. This is true even if the Site facilitates booking a Property or the use of other tools, services or products.
We cannot accept responsibility or pay compensation where the performance of our contractual obligations is prevented by or affected by events amounting to Force Majeure (Force Majeure meaning acts of war or threat of war, political unrest, terrorist activities, adverse weather conditions, volcanic ash clouds, strikes, acts of God, epidemics, riots, civil strife, industrial disputes, terrorist activity, natural or technical disasters, nuclear war) and or similar events out of our control.
The website contains copyright material, trade names and other proprietary information, including, but not limited to, text, software, photos, graphics and videos. The entire contents of the website are protected by copyright law. You may not modify, publish, transmit, participate in the transfer or sale, create derivative works, or in any way exploit, any of the content, in whole or in part. You may download information from the site for your own personal use only. You acknowledge that you do not acquire any ownership rights by downloading copyright material. We provide hypertext links to other sites operated by other people. Using such a link means you are leaving our site and we take no responsibility for, and give no warranties, guarantees or representations in respect of these linked sites.
The owners and "Just Holiday Villas 4 U" has the right to change or alter these terms and conditions at any time without prior notice given. All changes and alterations will be updated on this web site immediately.
If you decide to do a credit charge back under section 75 of the credit agreenemt without going through the cancellation procedure or if under the cancellation policy you are not due a refund we take this as a cancellation of your reserrvation regardelss of the outcome of the result. We will also take legal action to recover the amount of the reservation.
In rare cases errors may occur when inputting prices into our reservations system(s) or website(s). We regret that any contract entered into on the basis of an inputting/systems error or erroneous price will be void. In the unlikely event that such a situation arises you will be given the option to either pay the correct price or cancel with a full refund.
