These Booking Conditions form the basis of your contract with us so please read them carefully. Nothing in these Booking Conditions affects your normal statutory rights.

At Just Holiday Villas 4 U, we priortise the protection of our clients' interests. Before making any bookings, we kindly request you to carefully read and ensure your satisfaction with our terms and conditions.Contract.gif

Rest assured, you are dealing with a professional and trustworthy company. We act as the intermediary between renters and owners of privately owned properties in Tenerife. In cases where we manage the properties entirely, our responsibility is to maintain them to the owners' expected standards and assist them in generating rental income. For properties that we do not directly manage but still act as a rental agent, we conduct bi-annual inspections to ensure they are being maintained adequately by the relevant management company or property owner.

"Please be aware that all bookings made directly through "Just Holiday Villas 4 U" are bound by the terms and conditions outlined here. If you choose to book through a third-party intermediary like Booking.com, Airbnb, or similar platforms, you will be subject to their specific booking conditions."

Your Holiday Contract

By making a booking as the "Party Leader," you confirm that you possess the necessary authority to accept and agree to these terms and conditions on behalf of your entire party. To make a booking with us, you must be at least 25 years old. Please note that the majority of our villas are exclusively for families, and we do not accept bookings from all-male or all-female groups for parties. It is advisable to check with us before proceeding with the villa reservation. Your contractual agreement will be governed by Spanish Law and subject to the sole jurisdiction of the Spanish Courts at all times.

Your Personal Details

"Just Holiday Villas 4 U" are not the owners of the villa booked and reserves the right to provide personal details of the Party Leader and party members at its sole discretion.

The global impact of the COVID-19 pandemic has brought about a multitude of travel restrictions, accompanied by diverse levels of lockdowns, significantly influencing your choices when it comes to planning upcoming holidays.

Rest assured, we are dedicated to assisting you in organizing your much-anticipated sun-soaked getaway for 2024/2025!

To assist in reserving your holiday villa, we have amended the Cancellation Policy as follows:-

In case you need to cancel your holiday, the following guidelines will be applicable:Cancellation Policy

  • If you cancel within 24 hours of booking the villa, you will receive a full refund to your credit/debit card without any questions asked, except for a 5% administrative fee.
  • If you cancel up to 55 days before the check-in date, you will be eligible for a 75% refund of the amount you have already paid, excluding the 5% administrative fee.
  • If you cancel 54 days or less before the check-in date, unfortunately, you will not be eligible for any refund.

Tenerife - State of Alarm or UK lockdown

In the event that Tenerife declares a State of Alarm, leading to the closure of all borders, we will provide you with a voucher to reschedule your villa booking for a later date within the current year or the following year. Similarly, if the United Kingdom reinstates a lockdown with a travel ban on overseas vacations, specifically advised by the FCDO (Foreign, Commonwealth & Development Office), you will also receive a voucher.

Voucher

We at "Just Holiday Villas 4 U" are dedicated to providing our customers with a secure booking experience, ensuring the safety of your funds and vacation plans. In the event that specific conditions necessitate the issuance of a voucher, please note the following guidelines:

The voucher provided can only be utilized for re-booking the original villa for the same duration as previously reserved. However, it is important to be aware that any price adjustments will apply. If there is a difference in price between the original booking and the re-booking, the additional amount must be paid at the time of re-booking. Please note that no refunds will be granted for unused vouchers. Furthermore, if the new reservation costs less than the original booking or if you decide to reduce the number of days, the remaining balance cannot be utilized for optional extras.

It is essential to note that vouchers will not be issued if the cancellation is due to the need to quarantine upon returning to your home country. We strive to provide a seamless and worry-free booking experience, allowing you to plan your holiday with confidence, knowing that your money and vacation are in safe hands.

Note

Speculations regarding government policy changes related to the ongoing COVID-19 pandemic and international travel are often circulated on social media or reported by the press. While we are willing to discuss the available options based on this unofficial information, we will refrain from making any modifications to bookings until official confirmation of these changes is provided. Official sources such as GOV.UK, your home country's government website, or the BOC for Tenerife should issue the confirmation.

Please be aware that if you decide to cancel flights, COVID-19 tests, or any other arrangements preventing your arrival at your holiday destination based on unofficial sources of information, we cannot be held responsible for the consequences, and you will still be responsible for covering the costs associated with the accommodation.

Commercial Advertisers

If you have made a reservation and completed the payment through commercial advertisers such as VRBO, TripAdvisor, Airbnb, Booking.com, etc., please note that the cancellation policy applicable to your booking will be provided by the specific commercial advertiser through which you made the reservation. This cancellation policy will supersede the Terms & Conditions mentioned here or the COVID policy provided above.

Paying For Your Holiday.

By making a booking as a consumer for your holiday, you acknowledge that we cannot be held liable for any business losses you may incur. To complete the booking of the Property, please fill out the Booking Form and click the "Submit" button at the end.

Upon receiving and accepting the completed Booking Form and Initial Deposit, we will provide you with written confirmation. The contract between us will only be established when we send you this written confirmation, and it is subject to the following terms and conditions. We reserve the right to decline any booking before issuing our written confirmation. If we exercise this right, we will promptly refund any money you have paid to us.

Please carefully review the details in our written confirmation and notify us immediately of any errors or omissions.

The remaining balance of your holiday must be paid at least 55 days prior to the start date of the holiday.

Failure to pay the balance at least 55 days before the holiday start date gives Just Holiday Villas 4 U the right to cancel the holiday contract. In such cases, the Booking deposit will not be refunded.

Payments can only be made through credit/debit card via the website.

If you have booked and paid through commercial advertisers such as VRBO, TripAdvisor, Airbnb, Booking.com, etc., they may charge a service fee. The cancellation policy will be provided by the commercial advertiser through which you made the booking.

Details regarding arrival, key collection, and property information will only be provided once your holiday has been fully paid for.

Confirmation

Upon receiving your confirmation invoice, final itinerary, and any other related documents, kindly review them immediately. If you notice any discrepancies or incorrect information, please notify us without delay, as making changes at a later stage may not be feasible. It is our responsibility to deliver the holiday as confirmed to you. However, if you decide to cancel or modify your booking afterwards, an amendment charge may apply. Please be aware that we retain the right to reject your booking, in which case we will refund any funds already paid to us.

We would like to emphasize that the owner bears full responsibility for the property. This includes all local taxes, rental license, insurance, urbanization, community charges, utility bills, and any other ongoing expenses associated with the property. Any insurance claims arising from the use of the property should be directed to the owner.

If You Change Your Booking

If you wish to make changes to your travel arrangements, such as altering your chosen departure date, we will make every effort to accommodate your request. However, please note that it may not always be possible to fulfill such changes. To initiate any modifications, the Party Leader must submit a written request via email at least 55 days prior to the scheduled arrival date.

In the event that a member of your party withdraws from the holiday, another individual may take their place, provided they meet the requirements of the original booking. To facilitate this substitution, you must notify us in writing at least 55 days before the planned arrival. Completion of a new booking form will be necessary.

For any booking amendments, please contact us via email using the address specified in our written confirmation. These amendments must be made at least 55 days prior to your scheduled arrival, subject to availability. The revised dates should fall within the same year as the original booking and must pertain to the same villa. For instance, if you have reserved a holiday for 2024, any amended dates must also be in 2024. Please note that any price changes may apply to the modified booking. However, if your reservation was made through a commercial company such as VRBO, TripAdvisor, Airbnb, or Booking.com, it may not be feasible to change your holiday dates.

We will provide confirmation of the approved changes via email.

If You Cancel Your Holiday

Please ensure that you confirm your cancellation by sending an email to the address provided in our confirmation.

Within 24 hours of booking the villa, you are eligible for a full refund, no questions asked, excluding a 5% administration fee.

Once the initial 24-hour period has passed, the booking deposit becomes non-refundable.

Please note that if you decide to change to another villa, the deposit you have already paid cannot be refunded or transferred.

In the event of a cancellation within 55 days of the arrival date or after the balance has been paid, the entire rental fee will be forfeited.

If you need to cancel your holiday after arrival, no refund will be provided for the remainder of your stay.

For bookings made through Trip Advisor, VRBO, Airbnb, or similar platforms, any payments made are non-refundable.

While not compulsory, we strongly recommend obtaining cancellation insurance to protect against potential penalties.

When planning your holiday, we highly recommend obtaining comprehensive travel insurance that includes "Travel Disruption Cover" to cover costs related to delays and unforeseen circumstances.

Due to the ongoing Coronavirus epidemic and the regulations imposed by various governments and their authorities, Just Holiday Villas 4 U and the villa owner cannot accept responsibility for cancellations or any subsequent losses resulting from these controls. We advise obtaining suitable travel insurance, as this situation is beyond our control.

Changes & Cancellation by us

In the event that the property you have selected is not available for any reason (such as if we determine that it has not been maintained to the appropriate standard), except in cases where there are FCDO or Lockdown rules (as explained above), we will provide you with an alternative property or the option of receiving a full refund prior to your scheduled stay. If an alternative property is offered and it happens to be more expensive than the original selection, you will be responsible for paying the price difference. Once you accept the alternative property, no refunds can be granted from that point onward. However, if your originally chosen villa becomes available again, we reserve the right to transfer your reservation back to the original property at the initial cost.

Terms & Conditions that apply to ALL reservations

Your Accommodation

This accommodation is exclusively reserved for individuals listed on the booking form. No other individuals are allowed to stay at the premises unless prior written agreement has been obtained from us, along with any necessary payments (if applicable).

In the event that you or any member of your party causes damage, loss, or breakage of any property item, or if additional cleaning is required, a local charge will be applied or an invoice will be sent to you upon your return to the UK. The invoice will include a 15% administrative fee in addition to IGIC.

"Just Holiday Villas 4 U" retains the right to deduct any applicable charges from the Breakages deposit, along with a 15% administrative fee.

Holiday Insurance

Each individual party member is solely responsible for holiday insurance. Just Holiday Villas 4 U bears no responsibility for any loss, damage, personal injury, or expenses related to medical or other treatments.

Furthermore, we do not accept liability for passports that are lost or stolen, missed flights, or any similar incidents.

By agreeing to these terms, you confirm that you will arrange comprehensive travel insurance for each member of your party, covering cancellation, flight delays, loss and damage to baggage and other belongings, as well as health insurance with evacuation and repatriation coverage.

COVID-19 Travel Guidance

Please be aware that it is your obligation to travel safely and responsibly while also adhering to the latest government guidelines. Full details can be found on Gov.uk.

Government regulations on COVID-19 change frequently. Before you travel, you need to ensure you have checked and understood the relevant regulations applicable to you, your location, your destination and the make-up of your party as it is your responsibility to comply.

COVID-19: LIMITATION OF LIABILITY

We acknowledge the ongoing global crisis caused by COVID-19 and understand our responsibility to comply with official guidance from governments and local authorities, both in the UK and during our holiday.

Please be aware that we will not be held liable for any refunds, compensation, costs, expenses, or other losses incurred by you (including, if applicable, the cost of medical treatment) in the following situations:

  1. If you or anyone in your booking party tests positive for COVID-19 and is required to quarantine for a certain period (valid written evidence will be necessary). In such cases, we will offer the following options, subject to availability:

    • Postponing your holiday to a later date. Please note that the postponement may affect the price, and you may incur full cancellation charges for certain elements of your holiday.
    • Cancelling your holiday, in which case our standard cancellation charges as of the date of cancellation will apply. You may be able to claim these costs from your travel insurance. If you test positive during your holiday, please inform us immediately. While we will provide reasonable assistance in such circumstances, we will not be responsible for covering the costs of cutting short your holiday, missed transportation arrangements, additional accommodation requirements, or any other associated expenses. It is essential that you have travel insurance that covers these costs.
  2. If you fail to meet the requirements, tests, checks, or other measures imposed by a supplier, airline, port or airport, border control authority, government body, or local authority, or if you refuse to undergo testing or assessment when requested. As a result, you are denied entry to board the flight, denied entry to the destination, denied access to services, or are otherwise unable to proceed with the holiday or a specific portion of it.

You also acknowledge that the companies involved in providing your holiday, including airlines and excursion providers, must adhere to national and/or local guidance and requirements related to COVID-19. Consequently, they have implemented certain measures. These measures may include the use of personal protective equipment, such as face masks worn by staff (and you will also be required to wear a face mask), social distancing, limitations on the number of individuals using certain facilities, designated alternative entrance and exit routes, mandatory hand sanitization, limited entertainment options, and restricted availability of food and drinks. We anticipate that these measures will not significantly impact your enjoyment of the holiday, as their purpose is to ensure your safety and the safety of others.

Visa, Passport & Health Requirements

If you do not provide any contrary information, we will assume that all members of your party are British citizens holding or obtaining valid British passports for the entire duration of the arrangements you have selected. Any details provided regarding visa, passport, and health requirements are based on this assumption and their relevance to your situation. Please note that requirements can change, so it is highly advisable to check the current information with the arrangement provider, Passport Office, relevant embassy or consulate, or consult your doctor (if applicable) well in advance of your departure.

Identification of the guests

Article 8.2 of the Canary Islands Holiday Dwellings Regulations, approved by Decree 113/2015, of 22 May, includes the obligation of owners and operators of holiday accommodations to send information to the General Police Directorate regarding the guests staying at their property. The publication in the BOE of Royal Decree 933/2021, of 26 October, establishes that all people over fourteen years of age who use the holiday accommodation must fill in and sign the entry forms, in accordance with the system and model established. In the case of guests under fourteen years of age, their details shall be provided by the person of legal age who accompanies them. Prior to the commencement of the activity and in accordance with the procedure, the obligated parties have to notify the competent authorities of the guest data. This communication has to be made immediately, and in any case within a period not exceeding 24 hours, respectively, from the following moments: a) When the reservation is made or the contract is formalised or, where appropriate, cancelled, b) At the start of the services.

Number of guests and visits

Occupying the booked holiday accommodation with more guests than the maximum allowed is strictly prohibited. All guests are required to adhere to the rules and regulations set by the holiday accommodation. In the event that an unregistered individual intends to stay overnight, prior communication and approval are mandatory, and an additional fee may apply. Guests must consistently comply with the sanitary measures and adhere to the government's maximum occupancy guidelines. It is particularly important to note that any form of social gathering or celebration is strictly prohibited inside the accommodation and its surrounding areas.

Our Liability To You

Just Holiday Villas 4 U shall not be held responsible for any loss, damage, injury, or death resulting from circumstances or events beyond its reasonable control. These circumstances or events may include, but are not limited to, acts of God, governmental actions, war or national emergency, acts of terrorism, protests, riot, civil commotion, fire, explosion, flood, epidemic, lock-outs, strikes, labor disputes, or any restraints or delays affecting carriers. Just Holiday Villas 4 U will not be liable if illness, injury, or death is caused by the Party Leader or any member of the party.

Furthermore, the liability of Just Holiday Villas 4 U shall not exceed the total price of the holiday under any circumstances.

Arrival & Departure Time

Upon landing on the arrival date of your holiday, you are free to proceed directly to your accommodation, unless you receive an email notifying you of a new arrival time. This situation typically arises when the guests before you are scheduled to depart at 10 am, and you have an early flight. In such cases, the new arrival time will be set for 4 pm. However, please note that on the Departure Date, you are required to vacate the premises by 10 am, unless you have previously arranged to extend your stay until your flight check-in time.

Please bear in mind that these arrangements are contingent upon the availability of the villa on the following day and must be agreed upon in advance. If your arrival is delayed, it is essential that you contact the designated person listed in our directions to make alternative arrangements. Failure to do so may result in being unable to access the property. Additionally, if you do not arrive by midday on the day after the scheduled Arrival Date and fail to inform the contact person of your expected late arrival, we will consider the booking as cancelled by you.

Accuracy

The information on our website is regularly updated to provide the most current and accurate details. We strive to make necessary amendments promptly in response to any changes. However, there may be instances where the property advertised may differ from the actual state due to modifications. These situations can arise due to local circumstances, maintenance requirements, water shortages, unfavorable weather conditions, fuel shortages, power outages, and other circumstances beyond our control. While we will make every effort to inform you promptly if we become aware of such changes, we cannot be held responsible for circumstances beyond our control. Please note that the availability of certain amenities such as restaurants, communal pools, water sports, and water parks may vary depending on the season.

If you have made a booking for one of our properties through another website or booking agent, any discrepancies should be addressed directly with that specific company or agent.

Just Holiday Villas 4 U does not assume liability for any issues related to other websites, social media platforms, or other booking agents.

Building Works and Noise

Sometimes, construction work and the resulting noise are unavoidable in residential areas. It is crucial to understand that we have no authority over these activities, and we are not given prior notice regarding their initiation. Although we will strive to notify you about any construction that could potentially affect your holiday, it may not always be feasible if we are not informed beforehand. Please be mindful that we do not offer compensation for any inconveniences caused by such circumstances.

Moreover, it is crucial to understand that we cannot be held accountable for other sources of noise that might cause inconvenience. Examples of these include noisy individuals within the vicinity or complex, bustling main roads, nearby establishments like bars and restaurants, as well as the presence of low-flying aircraft.

Internet & TV

INTERNET

We take pride in being among the few providers that offer complimentary superfast WiFi in all our properties. Access to our WiFi service is provided at no additional cost. However, please note that we cannot ensure a seamless and uninterrupted WiFi experience, as factors beyond our control may affect its availability.

TV

Our TV service offers a wide range of channels in multiple languages, catering to a global audience.

Please be aware that we cannot guarantee uninterrupted and continuous TV service or access to catch-up TV, as factors beyond our control may impact its availability.

In the event of any disruption or unavailability of internet or TV services, we regret to inform you that no compensation or refunds will be provided. Rest assured, we will make every effort to restore the services promptly, but please understand that it may take a few days for an engineer to address the issue.

If You Have A Complaint 

We want you to have the most enjoyable holiday experience possible. However, we understand that even with the best plans in place, things can occasionally go wrong. In the unlikely event that something doesn't meet your expectations during your holiday, we are committed to resolving it quickly and amicably.

To address any problems that may arise, we kindly request that you bring any complaints to the attention of the villa management company or the property owner (if directly managed) immediately. This will allow us to take prompt action to rectify the issue. Unless there is a valid reason for not reporting the complaint to the villa management company, Just Holiday Villas 4 U cannot be held liable for such complaints.

It is crucial that you contact us as soon as possible if any problems arise, as it can be challenging, and sometimes impossible, to resolve difficulties effectively without prompt notification. Discussing any concerns with us while you are staying at the villa will typically enable us to address any shortcomings immediately. Particularly for issues of a temporary nature, such as cleanliness or maintenance, it is essential to register your complaint while you are still on the premises for us to investigate and resolve it.

If the villa management company is unable to resolve the matter satisfactorily, you must provide written notification of the complaint to Just Holiday Villas 4 U within 28 days after the end of your holiday. We regret that we cannot consider complaints received outside this timeframe. Promptly informing us of your complaint is vital to ensure a thorough investigation.

Please note that the property you are staying in is not an official tourist structure, such as a hotel or a residence, but a private dwelling. As such, it reflects the architecture, furnishings, local traditions, and personal taste of the owner. This unique characteristic offers you an opportunity to immerse yourself in the culture of the chosen area and live for a few days in an authentic local environment. However, due to the special nature of the architecture and local traditions, minor inconveniences may occasionally occur. These differences, which cannot be accepted as complaints, are part of the experience we offer. It's also important to understand that privately owned accommodations vary in taste, requirements, and comfort levels. This diversity is an integral part of the experience. Disliking a particular owner's taste or level of comfort is not considered a valid cause for complaint.

Behaviour

Your holiday with Just Holiday Villas 4 U may be terminated if, in our opinion, your behavior or that of any member of your party is likely to cause distress, damage, danger, or annoyance to our other customers, employees, accommodation, or any other individuals. The tenant and guests are strictly prohibited from using the property for illegal or immoral activities. If we determine that the villa is being misused for the purpose of 'parties,' the tenant and all guests may be required to vacate the premises. In such circumstances, Just Holiday Villas 4 U reserves the right to refuse the completion of your holiday arrangements and will not be held liable for any refund, compensation, or additional costs incurred by you. Please note that Just Holiday Villas 4 U cannot be held responsible for the behavior of other individuals staying in your accommodation, and it is the responsibility of adults to supervise children at all times.

Swimming Pool, Jacuzzi Hot Tub & Sauna

Please ensure that children are always supervised by adults when using the swimming pool.

During the winter months, the swimming pools are heated at no additional cost. However, in the summer, heating is an optional extra. Please inquire about this when making your villa booking.

Anyone using the pool or its surrounding area does so at their own risk.

It is strongly advised that swimming alone is not recommended.

Neither the Management Agency nor the homeowners can be held liable for any accidents that may happen in the pool or its vicinity.

The swimming pools can accumulate dust, dirt, and leaves, particularly during the winter months or if the villa is situated near a golf course. They are regularly cleaned and maintained. In the event of heavy winds and rain, we will make efforts to re-clean them, but this may take time due to the number of pools that need to be attended to on a weekly basis. No compensation or refunds will be provided if the pool is unavailable for use.

If a Jacuzzi Hot Tub, Sauna, or Swimming Pool malfunctions, we will strive to have it repaired promptly. However, since repairs often require specialized expertise and contractors are often in high demand, delays may occur before they can be restored to working order. No compensation or refunds will be given if these amenities are unavailable for any reason.

Pets / Animals

Unless otherwise advised, pets and animals are not permitted in the accommodation.

Access

The owner or his representative is authorised to enter the holiday rental property at any reasonable time during the rental period for the purposes of inspection and maintenance.

Breakages Deposit

Kindly note the following guidelines regarding deposits and liabilities for guests:

  1. Guests who have booked their stay through "Just Holiday Villas 4 U" or "Booking.com" are kindly requested to make a returnable deposit via Credit Card at least 7 days prior to their arrival. This deposit will typically be refunded back to the guest's credit card within 7 days after their departure.

  2. While the security deposit is being held, it is important to understand that the guest remains responsible for covering the entire cost of any necessary repairs, replacements, or other losses incurred by the Owner due to accidental or negligent breakage, loss, damage, or any other harm caused to the property and/or its contents. In case of any breach of this agreement by the guest, the Owner and "Just Holiday Villas 4 U" have the right to deduct additional charges from the security deposit. These charges may apply if the guest fails to vacate the property at the specified time or if any other terms of the agreement are violated.

  3. Any amount required for repairs will be subject to a 15% administration fee, plus IGIC (Impuesto General Indirecto Canario), to cover administrative expenses.

  4. For guests who have booked and paid through VRBO, TripAdvisor, or Airbnb, the security deposit will be collected along with the final payment. The deposit will be refunded back to the guest within 7 days after their departure.

  5. In the event that the damage to the property exceeds the amount of the breakages deposit, we (the owner) reserve the right to pursue the additional value of the claim.

Please ensure that you understand and comply with these guidelines to ensure a pleasant and hassle-free stay.

Cleaning

Prior to the commencement of your rental period, the property undergoes a thorough cleaning. Upon your departure, it is expected that you leave the property in a reasonably clean condition. The standard cleaning service is included in the price and is designed to restore the property to its original state.

However, if the property is left in an excessively unclean state, rendering the standard cleaning service inadequate, the owner has the authority to address the issue and deduct the necessary expenses from the security deposit.

Smoking / Vaping

Smoking or vaping inside our villas is strictly prohibited. Any indication of smoking will require an additional charge for a comprehensive deep cleaning, which may amount to 500 euros depending on the villa. This cost covers the thorough washing of curtains, bedding, soft furnishings, and other relevant items.

We kindly request that you honor the owner's property and refrain from smoking inside the villa. Your cooperation in maintaining a smoke-free environment is greatly appreciated.

Accommodation Courtesy

While you are on holiday we ask that you respect the condition of the accommodation and ensure that standards are maintained. You are on holiday and are not expected to clean the accommodation but you are required to remove any stains and replace items damaged by party members

Contractual Relationship

"Just Holiday Villas 4 U" is not, and does not become, party to any contractual relationship between the Traveller and the Owner, and does not mediate between the Traveller and the Owner in the event of any dispute arising between them. This is true even if the Site facilitates booking a Property or the use of other tools, services or products.

Force Majeure

Credit Card Charge Backs

In the event that you choose to initiate a credit card chargeback under section 75 of the credit agreement without following the proper cancellation procedure, or if you are not eligible for a refund as per the cancellation policy, we consider this action as a cancellation of your reservation regardless of the outcome of the chargeback. Moreover, please note that we reserve the right to pursue legal measures to recover the outstanding amount associated with the reservation.

System Errors

In rare cases errors may occur when inputting prices into our reservations system(s) or website(s). We regret that any contract entered into on the basis of an inputting/systems error or erroneous price will be void. In the unlikely event that such a situation arises you will be given the option to either pay the correct price or cancel with a full refund.

Cancellation Policy

In case you need to cancel your holiday, the following guidelines will be applicable:Contract.gif

  • If you cancel within 24 hours of booking the villa, you will receive a full refund to your credit/debit card without any questions asked, except for a 5% administrative fee.
  • If you cancel up to 55 days before the check-in date, you will be eligible for a 75% refund of the amount you have already paid, excluding the 5% administrative fee.
  • If you cancel 54 days or less before the check-in date, unfortunately, you will not be eligible for any refund.

Booking Terms and Conditions (Summary)

These Booking Conditions form the basis of your contract with us so please read them carefully. Nothing in these Booking Conditions affects your normal statutory rights.

  • Within 24 hours of Booking

    • You have the right to cancel your booking within the first 24 hours after making the reservation.
    • You will receive a full refund of the rental amount paid, however, there will be a 5% administrative fee deducted from the total. This fee covers processing costs on the company's side.
  • Between 25 hours and 55 days before Check-in

    • If you need to cancel more than 24 hours after booking, but at least 55 days before your scheduled check-in date, you will be eligible for a partial refund.
    • You will receive 75% of the amount you have already paid.
    • The remaining 25% along with the 5% administrative fee are retained by the company to cover costs associated with the original booking.
  • 54 Days or Less Before Check-in

    • Unfortunately, cancellations made within 54 days of your arrival date are not eligible for any refund. This is because the company likely has limited ability to rebook the villa on short notice.

Procedure for Cancelling

  • Written Confirmation: To ensure your cancellation is processed correctly, you must send a written email confirmation to the address provided in your booking documents. This creates an official record and helps avoid misunderstandings.

Changing Your Villa

  • Non-transferable Deposit: If you decide you'd prefer a different villa, the deposit you paid on the original booking cannot be transferred to the new villa. It is also non-refundable. Essentially, you'll be treated as if you cancelled the first villa and made a completely new booking.

Final Payment and Late Cancellations

  • Loss of Entire Fee: If you've already paid the full rental balance and then cancel, regardless of the reason, you will not receive any refund. The same applies if you cancel within the 55-day window before your arrival, even if you haven't yet paid the full balance.

Additional Notes

  • Travel Insurance: The company likely recommends purchasing travel insurance to protect yourself financially in case something unexpected happens (illness, travel disruptions, etc.) that forces you to cancel.
  • Booking-Specific Terms: While these are the general terms and conditions, always double-check the specific details outlined in your booking confirmation as there might be minor variations.

Latest Travel Information

Important  - From 1 December 2021, The Spanish government requires all arrivals to Spain from the UK, including the Canary & Balearic Islands, (excluding children under the age of 12 years old) to present on entry proof of being fully vaccinated (with both doses of a two-dose vaccine or one dose of a one-dose vaccine) at least 14 days prior to arrival. The name of the vaccine and date of vaccination must be specified.

Entry to Mainland Spain, including the Canary & Balearic Islands

The Spanish government will require all arrivals to provide one of the following:

  • Proof of full vaccination: Provide proof of your vaccine status by using the NHS app or by calling 119 to request a paper copy.  If you are travelling with a printed paper copy downloaded from the NHS app, it must date from 1 November 2021 

The above requirements do not apply for children aged 11yrs and under.

Complete a form

All travellers must also complete a Health Control form no more than 48 hours prior to arriving into Spain.  Please make sure you include all children travelling, regardless of their age.  Once you complete the form, you will receive a QR code which you will need to present both at the time you board the plane and when you arrive at your destination.  You can find the form HERE

Unvaccinated travellers, including children aged 12 and over

From the 1 December, if you have not been fully vaccinated, you will not be able to travel to Spain and the Islands. This includes children aged 12 years and over. Children aged 11 years are exempt from the travel requirements.

Options if you or any of your party are unvaccinated

The current rules are constantly under review. The requirement to be vaccinated does not give you the automatic right to a refund. If you are unable to travel, you should contact your travel insurers to see how they can assist you.  

If you are due to travel from 1 December up to and including 18 December 2021 and are unable to travel as you cannot meet the entry requirements, please contact your insurers in the first instance.
